A general contractor's brain, not a calculator.

A GC that runs your whole job.

GC770 is a general contractor's brain. It runs the job, reads your plans, and hands you the quantities at your own prices. The takeoff is one part of the work, not the whole event.

Built by a general contractor with more than 30 years of experience, 22 of them building in California. Concierge for the pilot: we run your takeoff and hand back the package.

The main event

A GC runs the job. The takeoff is just one part.

Every takeoff tool on the market counts things. None of them run your job. Here is what the general contractor does, and what you get in the package.

On every estimate

  • A GC brain supervises every estimate and signs off, with the full trade fleet under it.
  • A build schedule and the critical path on every estimate, not just a number.
  • The required inspections at every stage, in sequence, AHJ plus special or deputy.
  • The open questions lead the deliverable, so nothing is assumed silently.

In your own company name, part of the package

  • A dated owner buy-list so the job never stalls waiting on a selection, in your own company name.
  • The buy-list is checked against your takeoff, so specialty items your job shows no evidence for are dropped rather than guessed.
  • A planned timeline for the whole job, in your own company name, ready to hand your client.

Ask the GC, or a trade, about your job

During the pilot, a person answers, usually within a day. It is a real GC on the other end, not an always-on bot.

Coming

Daily and weekly progress updates, a live "you are here" timeline, payment tracking, and client invoicing are on the way. They are not available yet.

Checked before you see it

Read twice. The make-or-break numbers must agree, or it blocks.

Every plan is read twice, independently. On the numbers that make or break a bid, the two readings have to agree. If they disagree, the estimate blocks and a recorded ruling settles it, never a silent override.

Read the foundation wrong and the whole number is wrong, so on the items that can sink a bid, one reading is not enough to pass. A full every-line re-check is there when you want it.

Your workspace

Your own file. Every job in one place.

Sign in, upload a job into your own private folder under your own login, and everything for that job lives together. Invite-only for the pilot. During the pilot you send your plans and get the package back, and the in-app screens below, the message thread and the price menu, roll out to your workspace as it runs.

Everything for a job, in one place

  • Quantities by trade, itemized by location
  • The open questions, leading the deliverable
  • The build schedule and the critical path
  • The required inspections, in sequence
  • The owner buy-list, in your own company name
  • The planned timeline, in your own company name
  • The price sheet, at your own unit prices

Message your GC, per job

A thread attached to the job, so a question about the Smith Residence lives on the Smith Residence. Your GC replies, usually within a day. A person, not a bot.

Download the package

The takeoff workbook and PDF, the proposal, the bill of materials and supplier requests, the owner questions, plus the white-label buy-list and timeline you hand your homeowner under your own name.

Your prices

Your prices, never ours.

No price catalog ships. The takeoff arrives with the quantities and an empty unit-price column that only you fill. We never set your prices and your margin is never exposed to your client. Your prices are saved so you do not retype them on the next job, never shared, and never used to price anyone else's work.

The competition sells you their cost data and marks up your job with a stranger's numbers. Here the numbers are yours, entered by you.

Every trade on the job

One estimate, every trade.

42 trades, in build order, from the dirt to the finishes, itemized by location. Price a trade your way, by the square foot or by the trade's own unit, at your prices. Nothing gets left off.

Honest comparison

A calculator counts. A GC runs the job.

Compared on what each one actually does, not on a name.

Where the lines are

An estimate you verify, not a bid you sign.

  • GC770 produces an estimate to save you time. Verify it against the plans and field conditions before you bid or build.
  • It is not engineering, not an appraisal, and not a guaranteed bid. It does not stamp or certify that anything meets code; your own licensed professional of record signs off.
  • Concierge during the pilot: we run your takeoff and hand back the package. There is no client portal for progress, timeline, payments, or invoicing.
  • Your plans are never used to train any model.
  • Insurance work is estimating only. It does not adjust, file, or negotiate claims.
